PREMISES OFFICER
LEWISHAM
£21,000 - £24,000

Job Purpose:

As part of a team the Premises Officer has general responsibility for the upkeep of the school premises, which includes monitoring the facilities and carrying out minor repairs in order to provide a safe, functional and pleasant environment for all users and visitors.

Responsibilities:
Maintenance:
*Taking responsibility, as required, for the maintenance and upkeep of the premises, including buildings, fixtures, fittings and furniture.
*Carry out regular inspections of the school to remove any graffiti, carry out any minor repairs and report to the Premises Manager major repairs requiring further work.
*Carry out decoration of small areas as required.
*Engage in preventative maintenance to eliminate potential hazards.
*Carry out general grounds maintenance.
*Taking responsibility for monitoring the work of contractors on site as directed by the Premises Manager.

Heating Ventilation and Plant:
*Dealing with faults and defects including checking and replacing fuses as necessary up to 30 amps.
*Check and replace lamps, tubes etc in light fittings.
*Replace and rearm fire alarm glasses.

Safety:
*Maintain a safe and healthy environment referring all concerns and hazards to the Premises Manager.
*Have knowledge of fire precautions and the use and maintenance of fire equipment.
*Clear ice and snow and putting down salt to aid access and egress to the site.
*Investigate and report all accidents and potential hazards.
*Check safety doors are secured against unauthorised entry where appropriate.

Porterage:
*Help all school staff - e.g. assisting with large display mounting, moving sets for productions, moving furniture prior to cleaning or to decoration taking place, repairs to classrooms/school equipment.
*Move delivered parcels / stock to the appropriate areas.
*Furniture moving, including dining tables, desks and chairs.

Security:
*Opening and locking of gates, doors and windows as appropriate.
*Taking reasonable steps to minimise loss or damage to staff or property.
*Patrolling the site at regular intervals.
*Ensuring intruders are dealt with in accordance with the school's practice.
*Ensuring that the necessary action is taken to minimise risk of further intrusion and damage pending permanent repairs.
*Ensuring gates, entrances and exits are kept clear and dealing with dangerously parked vehicles on site.
*Supervising car parking during evening events as required.

General Duties:
*Assist the Premises Manager in dealing with Fire Alarms and other incidents.
*To carry out any other duties as and when necessary to meet the varying demands of the business and satisfy customer needs.
*Commitment to safeguarding and promoting of welfare of children.
*To work within established Company policies and procedures including Safeguarding, Health & Safety and Equal Opportunities.
*Familiarity with the relevant Local Authority and school policies which relate to the role and in particular Safeguarding, Health & Safety and Equal Opportunities.
*Promote company and team values and standards and exhibit appropriate behaviours in accordance with Company ethos.

Skills/Attributes:
*Ability to carry out basic repairs, painting and grounds maintenance
*Skills in plumbing/electrical/carpentry are preferable
*Ability to use range of tools/cleaning equipment relevant to post
*Suitable to work in an educational setting and able to develop and maintain good working relationships throughout the school
*Ability to work as part of a team
*Good communication and interpersonal skills
*Good organisational skills - ability to complete tasks to deadlines personally or through colleagues
*Able to work in a safe manner with minimum supervision and take responsibility for own health and safety
*Ability to maintain accurate records
*Self-motivated and able to be assertive when necessary
*Willingness to undertake personal development and training
*Flexible and be prepared to cover in the event of illness or unforeseen circumstances of the Premises Staff.

Knowledge:
*Understanding of the context in which the schools are working and safeguarding practices
*Knowledge and ability to undertake risk assessments in relation to the role
*Knowledge of Health & Safety issues relevant to the post including legislation and COSHH
*An understanding of good practices and issues in relation to security
*Ability to understand and apply school policies related to the post including those that relate to pupil contact and safeguarding.

Experience:
Craft skills, e.g. plumber, electrician and decorating or previous experience in a caretaking role including repairs and maintenance.
