Manpower is currently recruiting for temporary Building Maintenance Operative to start ASAP within a small maintenance team based in the heart of the Oxford City Centre. The successful candidate in the role may also be considered for a permanent position which is currently being advertised. The building team are based in the City Centre carry out work across the University estate. The building team receive their work through handheld PDA devices and are required to update information on the PDA as work is completed. Training will be provided if required. The successful applicant will have a range of skills including painting, decorating, tiling, plastering, carpentry and basic plumbing. They will have a City and Guilds qualification or equivalent in one of these areas but will be required to undertake a range of duties including skilled work as above and from time-to-time other general duties such as gutter clearance and rubbish removal.

Responsibilities/duties

The main responsibilities and duties of the role will include the following:

  • Receive instructions for allocated work from the Team Supervisor via the handheld PDA but prioritise, plan, and carry out works of those allocated tasks; request support as required.
  • Ensure that no work commences until an appropriate risk assessment has been undertaken and all necessary actions are in place to mitigate risks from all hazards.
  • Diagnose building fabric problems encountered on site, report defects and, in consultation with the Building Maintenance Supervisor, propose remedial action.

Undertake a range of building maintenance tasks as described on handheld PDA device in accordance with SLA targets including:

Painting and decoratinG, Tiling, Plastering, Carpentry including door/window repairs or replacement, locks, closers, shelving, and office alternationS, Lamp changing, Basic plumbing, Brick laying and brick pointing, Glazing and sash cord repairs, Minor ground works such as repairs to manholes, kerbs, and paving, Cleaning gutters and drains, Small refurbishments including toilet and kitchenette facilities with the assistance of other DLO operatives e.g., electricians and plumbers.

  • Work as part of a team to provide a flexible response to work request
  • Liaise with building users to ensure that they are kept fully informed of the location and progress of all works
  • Co-ordinate work by other operatives who have an input into jobs (e.g., plumbers or electricians)
  • To source and order parts
  • Driving vehicles to collect and drop off materials as necessary
  • Record all times expended, delays experienced, materials and plant used, and the completion date and time for each job on the PDA.
  • Maintain logs and routine inspection reports as instructed.
  • Take responsibility for other service and maintenance staff such as apprentices, as necessary, including assistance with training.
  • Undertake ongoing training to ensure continuous professional development for health and safety compliance.

Essential

  • City and Guilds or equivalent in carpentry, brick laying or other relevant trade
  • Extensive experience of construction related work to include the skills outlined above
  • Be able to undertake physical work, including manual lifting
  • Evidence of an appropriate level of construction site safety and an awareness of relevant health and safety policies and procedures.
  • Willingness to work in a flexible manner; being able to demonstrate a team player philosophy and contribute towards its success.
  • Understanding of Customer Service and willingness to work to Customer Service Excellence standards

Desirable

  • Experience of working in an organisation that carries out repair and maintenance in occupied premises
  • Full Driving Licence
